不可抗力：在不可抗力的情况下，卖方不得举行迟延交付或交付货物的非责任，但应立即通知买方，并提供给购房者以挂号邮件由政府主管部门出具的证明或商会证据不足。如果货物是延迟超过一个月的后果表示不可抗力，买方有权取消本合同。卖家在无法获得出口许可证的，不得被视为不可抗力。
